When Buyer's Wear Emotional Blinders This morning when I was reading Fred Hernden's post, The Inspections is a Formality, I was reminded of how easily buyer's can get caught up in the emotion of finding that "perfect" home.  We have all been there either as consumers or as an agent representing a client.  Buying a home can be exciting, stressful and often emotional. While there is nothing inherently wrong with emotions, when you are purchasing what is most likely the largest assest that most people own, emotions need to be kept in check when purchasing a home. Emotions can get in the way of sound judgment, blur the realities of owning a home or cause the potential buyer to completely look the other way when obvious problems arise.  Emotional blinders are just that - they can blind a buyer from "seeing" the reality of a situation. What can a consumer do to avoid the emotional blinder situation? Make sure that you are working with a qualified, licensed real estate agent who knows the market you are in, can advise you properly throughout the transaction and who you trust. Discuss with your family members that finding the right home is a process.  Sometimes what might appear to be a great home or deal may not be.  Make sure everyone is aware of this fact prior to going out and looking at home. Be prepared to look at all inspections, appraisals and other studies before being completely "sold" on the home.  Mentally be ready to walk away from a home if there are issues that show up that could be costly problems down the road.Evaluate all aspects of the home.  If it has been on the market for a long time, try and determine why?  Sometimes it is just the way the market is and sometimes there are other issues.  Are there issues such as a major road being too close to the home?  Noise?  Location?  These issues will not be going away and could affect you when you decide to sell this home.
