Selling Raw Land IS a Different Animal in Real Estate!I met with a fellow real estate agent who wanted to meet with me to "pick my brain" regarding a large tract of land in our area.  This property belongs to her close, personal friends so she is wanting of course to be able to help them with as much information and expertise as possible.  This lovely agent knows residential real estate inside and out!  She is a pro! What I admire most about this agent is that she took the time to ASK!  She knows that I specialize and love selling large tracts of land.  She was wise to ask for help.  I hope that her clients know what an awesome agent she is! Yes, selling raw land is completely different from a typical residential lot sale.  Here is why:There are many things to know about raw land such as: Ingresses and egresses.Phase I Environmental studies.Fault-line studies.Water-shed and drainage studies.Drill site locations. Mineral rights. 2.  Marketing this type of property is completely different: Your typical target-audience will not come from your local MLS site. Being able to engage and get in front of developers and builders will be crucial. Being able to present the property with as much knowledge about the property as possible is key.  You will need to do a LOT of homework! Knowing the various commercial real estate sites will be important. 3. Selling this property will be different: It most likely will NOT be quick.Prepare your clients that commercial deals can take years.The due diligence phase will be lengthy. Expect delays, extensions and unexpected surprises. The bottom line is we MUST know how to sell and have some experience if we are going to attempt to sell something.  It is in our CODE OF ETHICS to KNOW and to be competent in any real estate activities that we engage in.Article 11REALTORS® shall not undertake to provide specialized professional services concerning a type of property or service that is outside their field of competence unless they engage the assistance of one who is competent on such types of property or service, or unless the facts are fully disclosed to the client.
