Best & Worst Home Improvements Before You Sell

May 11th, 2011

Click Here To See The Today Show Discuss the best and worst investments for return on your money.  Keep in mind this list targets those that are considering selling.

Top 3:
-Front Door (Recoup +102.1%)
-Garage Door (Recoup +87%)
-Deck (Recoup +72.8%)

Bottom 3:
-Add Office (Recoup +45.8%)
-Add Bathroom
-Add Sunroom

I think that worth noting, no matter which market you're in, is the fundamentals of this piece.  What people see initially gives a lasting first impression to your home's value.  If the exterior is lacking, your price will be too.

In addition, utility should never be compromised.  To the general masses bedrooms are more important than offices.  Unique remodels should not be done prior to the sale of your home.  The idea is to appeal to the largest audience so as to improve your home's worth.

Finally, large cost items are hardly ever recouped.  This is especially true in today's market.  Instead of spending lots of money to add rooms or costly features, spend a portion of that to revitalize those existing.
