Katy Real Estate News – What is a master-planned community and why are so many of them located in Katy Texas

Katy Texas – I am often asked by my clients “What is a master planned community.”  This is an easy question to answer for anyone who has seen one, but harder to explain for someone who has not.  Still, I will do my best.

Many neighborhoods feature a community pool and tennis court, however, a master planned community features much more.  A master planned community starts as a large tract of land, usually at least a few thousand acres.  A developer like Jefferson Development, Trendmaker Development or Newland Development buys this tract of land.  They plan the roads, the home sites, and the pool and tennis courts just like a normal neighborhood.  Then they place the sites of the new schools that support the community, the parks, the walking trails, and where the retails centers and churches will be located.  They call the community master planned because there really is a master plan.

Master planned communities, once completed tend to hold their values well.  More importantly they lead to a real sense of community within the confines via the shared amenities. 

I have also been asked why so many of the top performing master planned communities are located in Katy.  There are a few simple reasons.  The schools in Katy are fantastic.  There is a lot of farmland here that can be bought in large tracts.  Finally, Houston is moving west, making Katy one of the top suburbs for growth.

Master-planned communities like Cinco Ranch, Firethorne, Grand Lakes, Seven Meadows, Green Trails and Cross Creek Ranch have affected Katy Texas Real Estate in a very positive manner.  Still, the master planned communities have benefited as much from Katy.  Like most great partnerships, Katy and master planned communities have been a win for both sides.
