Katy Texas – Parklake Village, in Katy Texas is one of my favorite neighborhoods.  I have posted numerous articles about how much I love this fantastic lake community that backs to George Bush Park.  However, I received a letter recently from one of the residents and I thought my readers might want a residents perspective.

From one resident.

1.  We’ve lived in the Houston area practically our whole lives and have lived on the West side all of our adult lives. We are very familiar with the neighborhoods of this stature in the area. Specifically, we have lived in Windsor Park Lakes and Lakes of Buckingham. Additionally, we have extensively researched all the area lake neighborhoods – WPL, LofB, Lakeforest, Lake Pointe, Avalon, etc. And, when we weigh all the pros and cons of each, we hands-down prefer Parklake Village. Due to its lack of an advertising budget and secluded location, we feel it’s an undiscovered gem.   Some of the things we love the most are below.

a.       Most bang for our buck in terms of quality of home

b.      Over-sized lots

c.       Exemplary and super-convenient schools

d.      Quick access to the Energy Corridor, and soon to open world-renowned hospitals, such as Methodist and Texas Children’s Hospital, with its first suburban hospital in addition to all the other healthcare organizations. (Unfortunately, we’ve had to take advantage of emergency services at a couple of the existing hospital ERs, and boy were we comforted to know that we had super-quick access to such high-quality care!)

e.      Large, natural-looking lakes

f.        Quality retail that is close-by, but not too close by  

g.       Walk and bike trails

h.      Gated access

i.        Plans for further development of a pool, tennis courts, etc. (An additional plus to being in such a small neighborhood is that we won’t have to share these amenities with thousands of people.)

2.       Here are some good things underway

a.       Rice Residential is designing/has designed three custom homes for individuals, which we understand that construction is soon to follow. We talked to the architect Todd Rice several days ago, and he told us firsthand about the projects. He just put his signs up this week. Houses will be approximately 4600 to 5500 sq. feet in size.

b.      One of these homes is being built by a family that has been a long-time renter in the neighborhood. The family likes living in Parklake Village so much, that they are now going to build their own home here.

c.       The owners of the empty lot next to ours have plans to start construction within the next year or so.

d.    We ran into a neighbor yesterday as he was showing a couple one of his lots, and he mentioned traffic on his lots and the home he currently has under contract has been brisk, with lots of interest. It seems that people are possibly finally finding out about this neighborhood and willing to invest in it despite the recession we’re in, which obviously is affecting everyone, including several in our neighborhood who have had to go into foreclosure. Yet, at the same time, it seems that the vacant lots apparently have been purchased by people with deeper pockets who also live in the neighborhood and who have a vested interest in keeping home values up and the neighborhood thriving.

3.       New residents may want to know…

a.        All homes are very well maintained and are of a formidable size and presentation.

b.      Professionals, such as oil executives and doctors, have been buying the homes

4.    Lastly, we’d love for the potential buyers to know that we happen to have absolutely wonderful neighbors!

Well, that’s probably it for our two cents.
