Introduction

So you have listened to hundreds of infomercials, read a few books, listened to your buddies tell you about how much money they made flipping property, and you are ready to jump in and buy your first foreclosure.

You have already spent the million dollars you are going to make on this deal.  There are just a few problems.  The people who do the infomercials have sold more tapes than houses. The few books you have read probably only cover the advantages of selling a home and most likely do not even reference the horror stories.  Your buddies are full of crap, and their real estate successes are probably equivalent to no more than financial fishing stories.

What this book contains are those cold hard facts and a few opinions based on the almost 500 deals that I have completed in the past few years.  I want to stress that this book is written by a Texas Realtor® and references Texas real estate.  While some of the rules may apply to other areas of the country, this book is primarily for Texas, and specifically for Houston area investors and homebuyers.
