If you are looking to purchase a home in Towne Lake, be aware that there are currently 2 MUD districts in the community.
MUD #172 is the original MUD where Coventry, David Weekley, and Newmark are currently building as well as The Heritage Active Adult 55+ section. It currently has a MUD tax rate of $0.89/$100 of appraised value. Combine this with Cy-Fair ISD taxes plus other Harris County taxes to get a total tax rate of about 3.1%.
MUD #501 is a new MUD where Trendmaker is building on the northeast side of the community just south of Tuckerton. The MUD tax here is $1.50/$100 of appraised value for a total tax rate of approximately 3.7%.
To put this in perspective, if you are looking to purchase a $350,000 house in Towne Lake, you will save about $160/month on taxes if you purchase in MUD #172 versus #501.
To put it another way, if you would like to keep your payments at $2500/month with a 30 year mortgage at 4.25% putting 20% down, you would be able to purchase a $381,000 house in MUD #172 versus a $356,000 house in MUD #501.
With that being said, Trendmaker has some great houses in Towne Lake and is giving some amazing deals, so I’m not saying to stay away from that section of Towne Lake. Moreover, MUD Taxes do go down over time which will help that monthly payment. Just be aware and take into consideration the different MUD Districts and their tax rates when deciding on your next home.
