WHY DOES ANYONE NEED THE SERVICES OF A REALTOR

Many people think the only thing a  Realtor does is put a sign in the yard.  A good realtor who is successful does way more than that to get a home SOLD!   Make sure the realtor you choose has experience, works for a major company where your property will get the most exposure, and has all the tools at hand to market your property in DETAIL.  MARY ANN LIPSEY HAS the experience, knowledge ,and tools to get your home SOLD in a timely manner!

Pricing
A good Realtor will compare prices of recently sold homes in your area, consider features unique to your home, and use all of his or her expertise in helping you arrive at the right price to get your home sold in timely fashion. Most will provide a Comparative Market Analysis for free. Realtors keep buyers and sellers realistic as to what market conditions really are. Prospective buyers will look at other solds in your area in order to determine how your price lines up with those already SOLD.  An appraiser will do the same thing!  So make sure you get all the important information you need that determines a good and reasonable "asking price."  Remember: what you paid, what you owe on the property, what'd you'd like to get or how much it was worth 2 years ago, has nothing to do with TODAY'S VALUE.   You must see your home from a buyers' perspective!

Locating and Qualifying Buyers
Buyers are frightened by for-sale-by-owner properties and they distrust them. They don't drive up and down streets looking for homes for sale. And they don't have easy access to home values, which Realtors can provide.  Buyers choose the services of a realtor because it is a FREE SERVICE TO THEM.  They have no reason not to use a realtor and many reasons why that's exactly what they should do!

When you list with a Realtor, it increases the odds that the right buyer will discover your home. And a Realtor will make sure that anybody who goes through your home will be qualified to purchase it and not a looky-loo, or worse, somebody who might be looking at your home for purposes other than buying it. Further, a Realtor will manage the showing process so you don't have to. "For Sale by Owners" just hope somebody happens by that might buy it.  When you list with a realtor, and it is put in MLS, your home is then exposed to 1,000's of potential buyers, everywhere.  That buyer in another state won't even know it's for sale if it's not in a place where it can be found.. Today's savvy buyers use the internet to browse and search for his/her dream home.  When you list your home with MARY ANN LIPSEY, it will appear on many websites that give it maximum exposure, every single day, it is on the market. 

Negotiating
Selling a home is very emotional. When buyers and sellers are working directly with each other, they'll often nitpick and try to get the last word in. A Realtor serves as a buffer between the buyer and seller and takes much of the emotion out of the process. Another thing: Sellers who use a Realtor traditionally get a higher price than those who sell it themselves.

Managing the Transaction
It's not just about selling the house. It's about knowing all the current regulations and staying on top of the details. Managing home sales is a tough journey even for a seasoned professional, let alone an inexperienced owner.
