What Makes A Home Sell? It's the little things that Work!!!

Why does 1 home sell and another doesn't? 

Here's a list of low-cost things a Seller can do to make their home more appealing!

 1) Eliminate bulky, unnecessary furniture, cleaning clutter off desks, countertops and tables to give the illusion of more space. When rooms are packed and full of "stuff," it makes it look like "this place is really small."

2) Clean. Clean. Clean. If you can't face the task yourself, hire someone because this is critical.  Many times we get comfortable in our own clutter/dirt, and can't even see what is "clearly visible" to an outsider. 

3) Paint your walls a neutral color if they aren't already.  Bedrooms painted w/a stencil for a toddler doesn't appeal to the typical buyer.  Neon bright also is a turn-off.  If you're not sure, visit "model homes" in your area to get some excellent ideas of how your home should look.

4) Sniff out odors and eliminate them. Pets, cigarettes, food and garbage can ruin a sale.  Buy a liquid plug-in at Wal-mart and put at the top of your stairs and also at the front door entrance so the minute buyers walk in, a pleasant odor hits them..

5) Decorate rooms with green plants, which have a soothing effect on the eye and fill and empty space economically.  If you have room by the front door or exterior, place a plant there in an attractive container or pot.

6) Clean out the garage. Throw away things you've accumulated over the years and will never use.

7) Increase the bulb wattage if a room is dark. A brighter room seems larger.  Make sure the ceiling fan blades are clean and not laden w/dirt.  Make sure all the bulbs in all fixtures are working.

8) Prune bushes and keep your "yard-scape" as neat as possible.

9) Clean out the closets to make them appear roomy.

10) Make minor repairs now. You may not be bothered by the dripping faucet, but prospective buyers will be.  Touch up the walls with paint, re-calk that black caulk in all baths!  Wipe the dust off base-boards and make sure the exterior of your front door is clean, dust free(no spider webs, etc).  A buyer has a long time to stand there and look around while their agt is unlocking the front door.
