Inexpensive Ways To Add Value To Your Home

The very first thing buyers see when they approach your home is the exterior, the yard!  Fill in those brown patches with grass seed and water!  How does the mailbox look?  If it's old, rusty and barely standing, please replace it immediately.

How about the interior light fixtures?  If your light fixtures are from 1970, 1980, run as fast as you can to the hardware and get some new, recent light fixtures, throughout the house.  Nothing "dates" a property quicker than old light fixtures and old appliances. If a buyer walks in and sees "old," they are turned off.  Nobody wants to buy something that went out of style 20-30 years ago. 

What about all those patches on the ceilings and walls where you put caulking or putty and then never painted.  Please, paint all of those areas now; in fact, paint the walls and hide all the dirt, grime, wear & tear from your years of living there.  And please paint a neutral color!  The sky blue in your child's room doesn't appeal to the typical buyer.  That hot pink wall & canopy in your daughter's room won't work for most buyers. 

How do your ceilings fans look?  Are they coated with dirt and grime and wobble when running?  Then replace them!  All those squeaks the doors make (when opening or closing), get a can of WD40 and "quiet " down the necessary repairs. 

If you have pet stains on the carpet, shampoo or hire a professionals to come in and remove these.  Your pet's "pee" does not appeal to you , much less to a buyer!

How do the kitchen & bathroom cabinets look?  If they are wood stained, get some "old English" and run over all the nicks, scratches and dents in the wood.  If the wood is in good shape, paint them which will give your room a brand new look and replace that old hardware. 

All of these things make a difference when marketing your home.  They are relatively inexpensive but go a long way in "appeal."
