The Most Important Rooms to Remodel and Get a Return on Your $$

When you decide to do some remodeling, the 2 most important rooms are your kitchen and the baths.  Kitchens are so important and can kill a deal if they are old, dated, with old appliances, cracked & peeling counter tops, etc.  So if you have good woodwork, hire a good painter (because doing it yourself many times, looks just like that), and replace the hardware on the drawers and cabinets.  Everybody wants a kitchen they can enjoy because most of the time, that's where family & friends "hang out." 

Next comes the bathrooms.  Do the same thing with the cabinets, replace old worn out faucets and fixtures.  If the tile is cracked or missing in spots, you must fix that too.  If the caulking is old, black or moldy, you know what to do.  You may have looked at all so long, you just don't see it anymore, but a prospective buyer will!

Adding a pool does not necessarily add value to a home.  Most of the time if you run the "solds" in a particular area with a pool, and the solds with no pool, the homes that sold(that had no pool) generally bring more $ per square foot.  So never think because you spend $30,000+ on a pool, you just added value because most of the time, you haven't. 

When it appraises, depending on the age & condition of the pool, the appraiser may give you an extra $2500-5,000 but he won't give you the $30,000 you spent. So never invest more in a property than you can "recoup" when you sell.  Besides, many people don't want a pool!  They don't want the maintenance, costs, upkeep or risk.  So just because you desire a pool, just as many people DON'T!
