Who on earth would want to list their home with a part-time real estate agent, or even consider one to help them find a home? "Part-time" anything is not worth much. Would you let a part-time dentist or doctor treat you? "No, I don't want a full time doctor to mend my broken arm, let the part-time doctor who sells insurance during the week, do it, he's probably just as good. " Are you kidding me? It's a no-brainer!
A part-time parent; how well do they get the job done? Just think about it; people doing anything part-time never "perfect" it. Success cannot be obtained working at anything, part-time! Did you ever hear of anyone who was a known success in their field say "I got here just by doing it all part-time." Never! They will instead almost always say it took them many years of learning and doing that particular job over and over to gain their knowledge, wisdom and success!
A part-time agent who has another full time job has his primary focus on that job. They will not be avilable during the day to meet you for showings (if you're a buyer), to meet the appraiser, the inspector, etc. They are going to be worn out from working all week at their primary job, so when you want to look after work, on Saturdays and Sundays, how "up to that" do you think they'll be?
And when someone gets their real estate license, they know about as much about real estate as new parents do about raising kids, the day their first child is born. You know how you get good at something? Practice & experience! You can only know a profession, all the pitfalls, all the unknowables by PRACTICE!
Selling or buying a home is a very serious decision, process, and investment. You want to make sure the realtor who represents you has knowledge of all it entails. A newly licensed realtor or part-time realtor will not have this. You can't get good at anything doing it PART-TIME, so before you list with Uncle Joe or that lady in your sunday school class, consider what they will be doing for you. Can they represent your best interests or protect you by making sure they know how to write a contract, negotiate an offer, and handle all the details that are involved in the purchase or sale of real estate? When the best is available for the same price, you need to use it!
With a part-time realtor, you will get part-time attention, part-time information, part-time experience & dedication, part-time availability, etc!
They can't possibly assist you with an ongoing real estate transaction if they are at another job every day from 8-5PM. You need an agent who can give you all you need, an agent who can return all your calls within a hour, an agent who knows what documents you need to fill out to keep your transaction legal, safe from future lawsuits, etc. A part-time agent won't be able to offer you this. If they have another job, they haven't had time to learn real estate.
