Here's what you do to get your Home SOLD

PRICE your home aggressively!

Setting the right price for your home is the single most important

decision you will make when you decide to sell. Go too high and

you risk turning off every buyer in the marketplace, go too low and

you leave money on the table.  Try to see you home through the eyes of a buyer.
Would you pay "your asking price?"  

Hire an aggressive listing agent

Not all listing agents are created equal.  An agent who has only had a few years experience or has another full-time job is not going to be able to give you superior service or knowledge.  There is way more to selling a home than sticking a sign in the yard.  Your agent needs to know how to negotiate an offer, needs to know how to protect you in all ways.  I have been selling real estate over 19 years.  My vast knowledge and experience is what you have from doing a job over and over, many times for years!  My office is the #1 office in SALES in TEXAS, 2 years in a row.  Make no mistake, it really does matter who lists your home.  

Stage the home & use curb appeal

Buyers won't pull the trigger unless they become emotionally invested in your home. To help build a stronger first impression, start from the outside first by working hard to improve your home's curb appeal. Remove the weeds, plant fresh flowers and spruce up your exterior paint if needed. Next move inside and stage each space by creating a focal point and a story for each room. A set dining table, a book by the bed, or a game in the kids room are all simple examples of staging.  Make sure your home has a nice odor.  Buy a Glade or fragrance plug-in; be sure and put in the boys' rooms.  Put one in the hall way and one by the front entrance.  Doggie odors are a turn off to buyers. 

Take down as many personal photos as possible.  Take down all religious and/or political photos, plaques, etc.  A buyer cannot imagine himself living there when YOU
are everywhere.  Stage your home the way you see "builders" stage their models. 

Pack away all excess furniture, clothes, toys, etc that make the house look cluttered or small.
