So you have a little extra space on your property and always wondered what it would be like to have a full bathroom and walk-in closet all to yourself? The hard truth: It's not as great as you'd think.
Remodeling magazine looked into what happens when a homeowner springs for a 24-by-16-foot master bedroom with a walk-in closet and dressing area, whirlpool tub on a ceramic tile platform, separate 3-by-4-foot ceramic tile shower and double-sink vanity with solid-surface countertop. That homeowner should be prepared to sink more than $106,000 into the project, and the upgrade will add only $63,000 to the price of the home -- at best. That's a 59.2% return on investment, a lower return than remodeling the kitchen (65.7%), refinishing the basement (66.8%) or putting a bedroom in the attic (72.5%).
