When Is The Best Time to List Your Home?

We have had "record breaking" home sales in Texas this year but our area, in particular, has done especially well.  Home Sales total $dollar volume pushed past the record, last set in 2007!


Last year, I had the largest number of closings in April and June, which means those properties were on the market or hit the market in the early part of the year.  That means, the sooner you get your home "on the market" in the coming year, the quicker it will be sold!  October sales totaled a 14.7% increase over the same time last year.  Our real estate sales have been remarkable in 2013 and we expect that trend to continue throughout 2014..

Selling a home is way more than putting a sign in the yard.  All the things that help to get your home sold, only comes with experience in doing it, over and over for many years.  "Overnight Success" happens in about 20 years, in every occupation, so don't trust the sale of your home to someone brand new or with little experience.  Also, don't trust it with someone who has another full time job and tries to make a little $ on the side, selling real estate; that person does not have the sale of your home as their primary goal; after all, they work somewhere else , the rest of the day and can only give you attention after they're done with their "first" job.  So then you get the leftovers...Remember, anybody doing anything "part-time" is not going to be very good at it!
