HOME INSPECTIONS FOR BUYERS ARE A MUST!

WHO PAYS FOR THE INSPECTION?

Unless the seller has a previous report. he is willing to share with you, this is a buyer's expense. Even if a seller has a report, most buyers want to get their own inspector and opinion.


How Much Does an Inspection Cost?

Generally, Inspectors charge by the size of the home, the square footage, whether it's a 2 story, etc.
Your realtor will generally give you a list of inspectors in your area or you can find 1 on your own, by a recommendation from a friend, etc.   This is a buyers' choice.

What Happens After the Inspection?

Typically if there are major items that need to be addressed and the buyer still wants to buy the property, the buyers' Realtor will prepare an amendment to their contract, addressing those items and asking for them to be repaired or a $allowance IN LIEU OF REPAIRS.  If the buyer has decided he doesn't want the property, he can terminate the contract.  


NEVER BUY A HOME WITHOUT GETTING AN INSPECTION.  Realtors don't know the history of a home and many times sellers do not reveal negative things that would turn up on a typical inspection report.  For those reasons, it is always wise to hire an inspector and get a full report so you know what you're buying.
