However, it is not necessary to have the inspections done before putting an offer on the home. Inspections are typically done during a Buyer’s Option Period while the buyer still has an unrestricted right to terminate the contract or renegotiate its terms. Brian Worrell recommends a minimum of two types of inspections for all properties. First, it is important to hire a licensed Structural and Mechanical Inspector to inspect the home at a cost of roughly $200-$450. Secondly, all buyers should have the property inspected by a qualified Termite Inspector. For some types of loans, i.e. VA Loans, the Termite Inspection (typically $60-$100) will be required by the lender.
