HOUSTON, Texas – Fall is a wonderful time to buy a home thanks to cooler weather and the vibrant fall colors but even though it’s a great time of year there are 5 important things Houston Texas Home Buyers should be looking for in homes during the fall.
#1 – Check The Air Conditioner
Even though most people won’t be running their air conditioners during the fall that doesn’t mean you shouldn’t have the A/C in a home checked out as part of the inspection.
During the process of checking out the air conditioner on a home you should also have the filter changed and the condenser inspected as well.
#2 – Review The Lot
When inspecting a property you should specifically look at the location of the property and see how water drains because if you see water that has accumulated in puddles on the property this could mean there is a broken pipe underground, or that the property wasn’t graded effectively.
#3 – Find Out What's Nearby
Although Houston seems to slow down during the fall and winter months you should still verify if there are any popular attractions near the home that people might be flocking to during the spring and summer months like community swimming pools or summertime attractions.
If you are buying a newer home you should also confirm if the neighborhood is finished or not because there could be more new homes which will be under construction nearby or shops and stores planned for the neighborhood and this could change the dynamic of your neighborhood.
#4 – Inspect The Driveway
Homes with steep driveways are great during the spring and summer months but they are a hassle during the winter months especially when we have ice on the ground so it’s important to keep this in mind when buying a home during the fall.
#5 – Verify That The Home Doesn't Have Drafts
Last of all, but most important, make sure that the home is properly sealed around all doors and windows because if you feel a draft this is a good sign that the cold air is getting in and the cold air will escape during the winter.
