So you’re thinking about selling your Houston Real Estate, this is smart move to make because thanks to low mortgage interest rates and high demand for homes and there’s never been a better time than right now to sell Houston Texas Homes but make sure you don’t make these seller mistakes when you list your home.

Setting A High Price For Your Home

Although your brother, co-worker or business associate may have been able to sell their Houston Real Estate for more than what it was worth that doesn’t mean you should price your home too high because overpriced homes will keep buyers away since most buyers in this day and age have access to Real Estate listings online and will know what your home is worth in minutes.

Don't Choose An Agent Who Recommends The Highest price

Over the last two years many people who have listed their Houston Homes for Sale made the mistake of choosing agents who recommend the highest list prices. This is called “buying listings” and it commonly occurs during a booming Real Estate Market.

Before choosing an agent make sure that they can back up the price they recommend you sell your home for instead of just choosing them because they recommend you sell your Houston Real Estate for $50,000 more than what it’s worth because this strategy almost never works.

Skipping The Comparable Market Analysis 

Another big mistake some homeowners have made over the last several years when listing their Houston Real Estate is not requiring their agent to do a comparative market analysis before listing their homes for sale.

Asking your agent to do a comparative market analysis is an essential part of selling a home because this will show you what your home is really worth based on the data of other homes in your neighborhood which have sold within the last 60 days to one year.

Overpricing Your Home Because You Have Time To Wait

Even though you may not be in a hurry to move, you do not have time to price your home high then wait for the right buyer to show up.

Pricing your home high will make it stand out from other Houston Homes for Sale because buyers will know that it’s overpriced and after it sits on the market for several weeks without offers your home listing will not be available to view on real estate websites like Zillow.

Attract More Buyers By Giving Them A Reason To Bid On Your Home

Before selling your Houston Real Estate it’s important for you to make sure that you give buyers a reason to bid on your home.

Consider listing your home at market value, or $5,000 under market value, since either option will help buyers to see that they are getting a great deal and you may ultimately be able to sell your home for more than what it’s worth.
