Your (old) listings of course. If you're a SMARTePLAN client, I do a fair amount of marketing on your behalf throughout the year. I just finished an email to my agent clients letting them know my end-of-the- year mailing has been completed.
At the end of the year I send out water-marked copies of the SMARTePLANS to the homeowner who currently occupies the residence, explaining that when the property was previously for sale, a SMARTePLAN was commissioned by the Listing Agent, and I include the contact info for that agent.
-AND- they should SAVE THIS LETTER and give us a call when they are ready to put their home onto the market so we can update and refresh the SMARTePLAN, giving them an edge in the marketplace when selling their home.

Hi Tom!
At the end of the year I send out to homeowners a water-marked copy of their
SMARTePLAN and tell them to SAVE THIS LETTER, and the custom floor plan which is
enclosed.
It lets them know that when they are ready to put their home onto the
market, the option to update and use the SMARTePLAN is available to them.
The letter is attached and identifies the year the home was on the market,
the agent who commissioned the SMARTePLAN (YOU!) and your contact information.
As you are aware, the expense to you to re-use one of your existing plans is
a base fee $250 (which covers re-coding new photo links back into the plan). So if you
farm an area, this helps keep you current in your neighborhood, while also reducing your
marketing costs per each SMARTePLAN use.
People who will list their home this Spring are probably doing preparatory
work now. If one of your previous listings is ready to go back onto the market, this
letter will hopefully help direct the sellers to you.

The letters mailed Dec. 8 and one of my agents just called, he has a listing presentation set tonight and was checking on my availability to refresh one of his plans drawn in 2008. Good! I'm looking forward to more of those phone calls!

SMARTePLANS have photos embedded inside the floor plan that launch with a mouse click .... each photo arrow is positioned in the plan where the photographer was standing --- so you can see where he was and what he was aiming at when he took the shot ... in relationship to the drawing. Beneath the photo is a description of that room. Once the photo launches you have a choice to link back to the floor plan and choose another photo, or read the amenities text for the WHOLE property (not just that particular room). All the files are inter-linked so you can seamlessly click around this property, viewing the photos and reading the descriptions. This is not a video ... you choose what you want to view ... or not
