Wainscoting - Features & Finishes in a Home

Wainscoting (pronounced Wayne-skoating) is when a portion of the wall is sheathed in an alternative material. In colonial America, the WHOLE wall was sheathed, but the term is usually used now to describe instances where the lower portion of the wall is sheathed.
 
In this photo paneling is used, but wainscoting can be any number of materials ... tile in bathrooms, beadboard for a casual, cottage look in a Breakfast Room, or elaborately sculpted and embellished paneling for a very formal look --- usually seen in formal Dining Rooms or Gallery Hallways.

This is a very desirable feature to many buyers, so if your home has wainscoting, you want to be sure that it is appropriately highlighted in the property's marketing materials.
