Coffered Ceilings - Features & Finishes in a Home

October 3rd, 2009

Coffer  refers to a recessed or sunken panel, frequently rectangular, square or octagonal, found in a ceiling, dome or barrel vault, and usually laid out in a repeating pattern.

The capital dome in Washington D.C. is coffered, the dome of the Panthenon in Rome with its distinctive oculus is also coffered. Coffered ceilings in public buildings are frequently extensively decorated and embellished.

This photo shows a more recognizable form of a coffered ceiling found in residences, and it is a dropped-block coffered ceiling; it is also called a boxed-beam coffered ceiling. In this particular photo you will notice that speciality lighting has been added to the interior coffer. This type of ceiling is frequently found in Houston in a paneled Study or Library, and it can also be found in other rooms as well, usually Family Rooms, Game Rooms and Kitchens.

This is a very desirable feature to many buyers, so if your home has vaulted or coffered ceilings, you want to be sure that it is appropriately highlighted in the property's marketing materials. In a SMARTePLAN a coffered ceiling is both depicted in the floor plan drawing, as well as described in detail in the amenities text (room-by-room text description of each room) Both the floor plan w/embedded photos and the amenities text are available online as part of the MLS listing 24/7 for the life of the listing.

======

SMARTePLANS are detailed floor plans that have photos embedded inside that launch with a mouse click .... each photo arrow is positioned in the plan where the photographer was standing --- so you can see where he was and what he was aiming at when he took the shot ... in relationship to the drawing. Beneath the photo is a description of that room. Once the photo launches you have a choice to link back to the floor plan and choose another photo, or read the amenities text for the WHOLE property (not just that particular room). All the files are inter-linked so you can seamlessly click around this property, viewing the photos and reading the descriptions. This is not a video ... you choose what you want to view ... or not.

You can view samples on my web page at www.smarteplans.com

[NOTE: SMARTePLANS are PDF files so they magnify to over 100%. When the file launches, click "View" on the top toolbar and make sure there is a checkmark next to the toolbar named "Select and Zoom". Every time you tap the plus key inside the circle the view screen enlarges (the minus key shrinks the magnification); and the magnifying glass with the plus sign in it marquee selects a specfic area of the drawings to be enlarged. Using the hand key and the scroll bars, its easy to move around inside the file, and then magnifying the features you want to see.]
