We track every SMARTePLAN property as it progresses from being uploaded onto our MLS to a resolved status. Our data is compiled directly from MLS stats and compared each year to the MLS averages.
What factors can lead to a property selling at list price or above?
Certainly the pricing itself, which is the domain of the listing agent. But if that’s all there was to it --- ALL properties would be selling at list price and above --- and that is indeed the exception and NOT the rule.
CONCURRENT BUYER interest in the same property at the same time is the major factor that causes a property to sell at list price or above. You have to have MULTIPLE OFFERS to sell over List Price. You have to have effective marketing to attract concurrent buyer interest to generate multiple offers.
Online SMARTePLANs have a long marketing REACH and are so detailed and informative --- integrating the descriptive text with the property visualizations --- they attract and retain the attention of (multiple) buyers.
Buyers feel they really “know” the property and decide quickly to see it in person. (We actually had a man in London purchase a $1M+ home sight unseen .... after he prevailed in a bidding war --- without ever seeing it first ... but that is the subject of another blog.)
Usually propspecitve buyers show up to tour the property holding the printed SMARTePLAN in their hands …with notes all over it. They have already spent time online investigating this property, and in many cases have started to form an emotional attachment to its potential for them.
Attracting and engaging several buyers all at the same time … affects the sale price.

SMARTePLANS® have photos embedded inside the floor plan that launch with a mouse click .... each photo arrow is positioned in the plan where the photographer was standing --- so you can see where he was and what he was aiming at when he took the shot ... in relationship to the drawing. Beneath the photo is a description of that room. Once the photo launches you have a choice to link back to the floor plan and choose another photo, or read the amenities text for the WHOLE property (not just that particular room). All the files are inter-linked so you can seamlessly click around this property, viewing the photos and reading the descriptions. This is not a video ... you choose what you want to view ... or not

When the file launches, click "View" on the top toolbar and make sure there is a checkmark next to the toolbar named "Select and Zoom".
