The problem is most agents don't have effective marketing tools to market your Woodlands high end luxury home. What they have -- and use ---  are the same tools every agent has for ALL homes --- taking photos and putting it on MLS!

Now think about this for a minute .. if all they are doing is taking photos and putting the listing on MLS.......

....then by their marketing they are taking  your $ 1M+ Woodlands custom home and turning it into a $200,000 Texas production home by their  portrayal of it in the marketplace!

The overall 6% commission split to an agent/broker on a $ 200,000 home is $6,000 -- but on a $ 1 million dollar home it is $30,000 -- so why aren't you paying $6000 commission if the same level of effort and tools is going into marketing your luxury home?

COST OF a SMARTePLAN:
