I DO!    I create floor plans for realtors in Houston, Texas and my patent-pending interactive floor plans with embedded photographs are called SMARTePLANS.

I figured if you call electronic mail … e-mail, then electronic plans should be called …. e-plans and I named mine SMARTePLANS.

SMARTePLANS are so much more than the builder’s floor plans you are used to seeing.   They have photographs embedded into them, they are annotated with features and materials descriptions and they upload right onto our MLS system so they are data-streamed around the world and available 24/7 for the life of the listing.

Move Furniture – since a SMARTePLAN is drawn to scale you may optionally select the feature that enables viewers to select, size and arrange furniture in the floor plan --- right off of MLS. Its one flat-fee and can avoid ongoing staging and inventory fees for a vacant house.

While staging is nice, people are REALLY interested in how THEIR OWN furniture will fit --- and this will do it.

Home Sellers
Historically, this is not an expense to the Seller, the listing agent pays for the SMARTePLAN as it is considered part of their marketing package.

Listing Agent
If you are a Listing Agent, pricing is 15 cents per sqft. So a 3000 sq ft home is $450 (3000 x .15). This includes measuring, creating the floor plan, embedding your photos, uploading and testing all the links – and is good for the life of the listing.

SMARTePLANS have photos embedded inside the floor plan that launch with a mouse click .... each photo arrow is positioned in the plan where the photographer was standing --- so you can see where he was and what he was aiming at when he took the shot ... in relationship to the drawing. Beneath the photo is a description of that room. Once the photo launches you have a choice to link back to the floor plan and choose another photo, or read the amenities text for the WHOLE property (not just that particular room). All the files are inter-linked so you can seamlessly click around this property, viewing the photos and reading the descriptions. This is not a video ... you choose what you want to view ... or not.

[NOTE: SMARTePLANS are PDF files so they magnify to over 100%. When the file launches, click "View" on the top toolbar and make sure there is a checkmark next to the toolbar named "Select and Zoom". Every time you tap the plus key inside the circle the view screen enlarges (the minus key shrinks the magnification); and the magnifying glass with the plus sign in it marquee selects a specfic area of the drawings to be enlarged. Using the hand key and the scroll bars, its easy to move around inside the file, and then magnifying the features you want to see.]
