FAT BOY’S Bait & Tackle sits conveniently located on Galveston West Bay.  If you live around here you don’t need any introduction.  Shirley & Robert Pike welcome fishermen from all over and always have the supplies they want and need for a good fishing experience.

Bait shops have their own type of communicating to the fishing population and Fat Boys’ is no exception. Flags are flown to represent the type of live bait available.  A white flag flying means live shrimp, a favorite among live bait users as most saltwater fish love making a meal out of these little critters.  A yellow flag means croaker abounds….trout is especially attracted to these guys.  Green will let you know that finger mullet is aplenty if that is your choice for bait.

The time has never been better for buying in Galveston. Prices are better than ever and interest rates remain low.  How long this may last is anyone’s guess.

With the state legislature again looking at gambling for Texas and push coming from Galveston Island, time for great prices may vanish. In the fall the Galveston Chamber of Commerce conducted a survey of Island business owners and found that 79% of the respondents agreed that gambling would help their business.

Gambling is a $31 billion industry and employs over 330,000 paying out over $13 billion in wages each year. It also adds economically over $5 billion in gaming taxes each year.  The best model to compare Galveston with for gaming would be Mississippi. Since 1993 casinos have paid the state over $4 billion in taxes. Now may be the perfect time to get casinos on the Island. With the damages from Hurricane Ike, the budget shortfalls and the slow economy, the time is now!

Should the Island indeed get the nod…It will be way too late to get in on any good real estate deals in Galveston or the county for that matter.  Don’t be left out…. whether you are interested in investing or purchasing that great ‘get away’ home…NOW is the time!

Our lives have become so busy with all that we do, that we often forget to slow down and smell the roses.

 Many years ago when I was still practicing nursing, I was in one of the Houston Medical Centers finest cancer center’s MD Anderson.  People from all over the world, including royalty come to MD Anderson for treatment.  As I passed through the lobby, which is huge and comfortable with chairs couches, fine art and a grand piano.  I saw a young child sitting in her wheel chair; she was about 8 years old.  Her hair had all fallen out from her treatments and she had a close friend next to her…an IV pole which didn’t seem to bother her in the least.  I sat in the chair next to her, as I was waiting to meet someone. 

In a few minutes she looked at me and said “Do you hear the music?”  Someone had sat down at the piano and began to play.  I told her with a smile yes I do.  She then told me with her child like wisdom.. “You need to slow down and listen to the music.”

I have never forgotten the words spoken to me that day by a very content and blessed little angel.  As I left the hospital I could still hear the music playing in my mind.  It has been my challenge since then to slow down and hear the music.  It often gets drowned out by other noises, but when I slow down….I can hear it!

Staging has been the buzz word in Real Estate selling for the last several years.  Some embrace it’s relativity to timely sales of homes and final sales price and others do not.  The act of staging a home is solely for the purpose of increasing appeal to more potential buyers and thus inducing a swifter sale for a higher price.

No matter the market or local you are in the competition is robust and setting your home apart from the others is imperative. National research has shown that a staged home spends a third to half LESS time on the market and can fetch anywhere from 10% to 15% more money$  Now doesn’t that sound better than decreasing the price?

Here are a few simple tips that anyone can do:

C  De-personalize:  Pack away family pictures and personal objects that can distract a potential buyer. 

C  De-Clutter:  Pack up items you don’t use.  Store pieces of furniture that are imposing on ‘space’. Clear horizontal spaces, free up the counters!

C   Remove/Fix the obvious:  Old worn out wall paper should be replaced with fresh paint, tattered carpet (I am not a believer in “flooring allowance”) by adding this to your listing you are suggesting even before the buyer that something is wrong with the floor!

C   Give your home the nose test:  Funky smells (cigarettes, pets, musty odors) will kill a potential sale!! 

C  Dress the front door: My friend Marchel Peterson in Spring Texas said it perfectly in her post “Don’t forget the Front Door”

C  Lighten Up:  Remove old window coverings, wash the windows in & out and let in the light.  Add fresh flowers to brighten & lighten your spaces!

These are just a few suggestions.  If you feel at a loss for where to start, talk to your REALTOR®, they can get you started or refer you to a local staging expert.  Macbeth is not the only one that needs to set the stage!

When pricing your home, don’t get caught up in the emotion of setting a sales price that is in the clouds.  By that I mean, the financial windfall of what-ifs can lead you to pricing your home way out of line with ‘Market Value’  

~Market value is very real, and a pie in the sky idea of getting more than that could lead you to holding the bag on a stale listing that has chased away potential buyers. 

~Your opinion of what YOU think your home is worth, has absolutely NOTHING  to do with the market value or the price a buyer is willing to pay.  The listing price of your home is a carefully calculated number that involves both art & science. 

First a comparison of similar properties in your neighborhood, which have sold or are pending is completed. This process will involve knowing the community and looking at homes to compare, very important to engage a REALTOR® who is local and knows the area. (Aunt Betsy 2 states away is NOT your best choice, but please include her in your employment of that local agent as she can earn a referral fee)

Adjustments are then made for amenities, improvements, lot size & location and any other differences that could alter price.  Then keeping a finger on and tracking the movement and the inventory of the market will help to formulate an educated opinion of value, and a competitive listing price.

~Caution…An unrealistic Emotional attachment to a price could cost you…..!!~

Let your professional REALTOR® guide you in this process.  The worry is not in pricing your home too low, as this could lead to many showings and several offers, which in turn could elevate the final sales price.  But listing too high, can be suicide!!

It is not in every community that you can boast living close to a winery.  But right here in Galveston County, just a short drive from Galveston Island is Haak Winery.  Nestled in the trees on the outskirts of Santa Fe Texas, this cozy winery grows and bottles some of the best wines in the country.

The owners Raymond & Gladys Haak started in 1996 with just two grape vines.  As they researched and tested different varieties of grapes, they soon found just what they were looking for.  A hybrid grape that was resistant to heat & Pierce’s Disease (a bacterial infection that feeds on grape vines) and that grew well in a dry environment.  Haak became one of the first wineries in the country to cultivate Blanc du Bois.  Since then the Haak’s have produced numerous medal winning wines.  The winery now has over 25,000 square feet of space including 1,800 square feet of cellar where they age and store their wines in oak barrels.

They have entertainment and events, rooms to rent for weddings and parties and an annual pruning day.  So on your next visit to Galveston be sure to pull off at the Haak Winery where you can visit their wine tasting room and do a little shopping in their gift shop!

Appreciation is the act of thankful recognition of someone or something.  Why is this act not seen more in the job of the real estate agent?

REALTOR® “Code of Ethics”

Article 1 states: When representing a client our primary pledge is to promote and protect the interest of our clients (above our own).  There are 15 more standards of practice under Article 1 and 8 more Articles that are specific to our relationship with our clients.

How in the world would someone not want to pay someone for this? I am at a loss for too many other professions that demand total commitment to the client such as Real Estate.
