 According to the Houston Chronicle's article from May 5, starting Monday May 7, there are new rules for getting your Texas Driver's License or a Texas ID card.  People will have to:
  • Reside in Texas for at least 30 days prior to application
  • Present two acceptable documents establishing proof of residency, one of which must demonstrate the applicant has lived in Texas at least 30 days

    Looking at the Texas Department of Public Safety's website, acceptable documents proving residency include (http://www.txdps.state.tx.us/DriverLicense/residencyReqNonCDL.htm)

    Documents That Prove Residency:
    • Current deed, mortgage, monthly mortgage statement, mortgage payment booklet, or a residential rental/lease agreement
    • Valid, unexpired Texas voter registration card
    • Texas motor vehicle registration or title
    • Texas boat registration or title
    • Texas concealed handgun license
    • Utility statement (including electric, water, natural gas, satellite TV, cable TV, or non-cellular phone bill) dated within 90 days of the date of application
    • Selective Service card
    • Medical or health card
    • Current homeowner’s or renter's insurance policy  or homeowner’s or renter’s insurance statement
    • Current automobile insurance policy or an automobile insurance statement
    • Texas high school, college, or university report card or tranfor the current school year
    • W-2 or 1099 tax form from the current tax year
    • Mail from financial institutions; including checking, savings, investment account, and credit card statements dated within 90 days of the date of application
    • Mail from a federal, state, county, or city government agency dated within 90 days of the date of application
    • Current automobile payment booklet
    • Pre-printed paycheck or payment stub dated within 90 days of the date of application
    • Current documents issued by the US military indicating residence address
    • Document from the Texas Department of Criminal Justice indicating the applicant's recent release or parole
    • Current Form DS2019, I-20, or a document issued by the United States Citizenship and Immigration Services

Who says real estate is down?!  Houston's real estate sales are up for the 10th straight month.  These numbers will hit the mass media today!

HOUSTON PROPERTY SALES RISE FOR A TENTH STRAIGHT MONTH

Average and median prices reach the highest levels for a March in Houston while inventory maintains its lowest level in more than three years

HOUSTON — (April 17, 2012) — The Houston real estate market enjoyed a tenth consecutive month of rising sales in March, with homes continuing to sell quickly enough to keep housing inventory at its lowest level since December 2008. Average and median prices achieved the highest levels for a March in Houston, with the average price coming just a few dollars shy of the all-time high set in June 2008.

According to the latest monthly data prepared by the Houston Association of REALTORS® (HAR), March sales of single-family homes rose 7.8 percent versus one year earlier. That follows February's 15.6 percent jump which was the biggest sales boost since last September.

The March single-family home average price rose 5.7 percent year-over-year to $227,270, the highest level for a March in Houston and only $70 below the all-time high reached in June 2008. The median price—the figure at which half of the homes sold for more and half sold for less—climbed 7.8 percent to $161,750, also a record high for a March in Houston.

Congratulations to my youngest clients so far!  Hy and Kim have bought a beautiful home in Long Meadow Farms.  Not only did they get a great deal, but they also got almost a whole house full of beautiful furniture!!

My husband's company will support Walter Dawes' bike ride by making him an ANNOURA custom bicycle for this 24 hour ride on the Houston Alkek Velodrome.  Walter is raising money to fight a disease called histiocytosis.  Gambare, Walter!

If you own a home, for example, in Harris County, you can protest your property taxes (kotei sanzei).  You can did this online and the first deadline is coming up, April 30.  From this Channel 13 News story, here are some details:  http://abclocal.go.com/ktrk/story?section=news%2Fconsumer&id=8590111

The easiest away to protest values is by using HCAD's internet-based iFile system.

Altinger explained, "When they get their scheduling notice for the hearing, they can also get the information online for what will be presented in the hearing."

Homeowners have two deadlines to file protests. The first is April 30, but if you have not gotten your property tax valuation in the mail by then, you still have until May 31 to protest. You can do all of this online.

If you have any kind of damage to your home that HCAD does not know about, like a cracked foundation, that can be used to lower your value. Also, check the value of the homes around your house and any recent sales to see if your value is higher than it should be.     

It's worth it to try!!!

This is my first time to attend the state level realtor meetings. Thank you Bill Gottfried for helping me be selected for the 2012 TAR International Committee!  This weekend in Austin, real estate leaders from across Texas met at the state's capital to hear about the latest updates in politics, government affairs, MLS, licensing requirements, technology, etc.

This information will be released to the media (newspaper, tv, radio) today from HAR, the Houston Association of Realtors.  Here is an update of how Houston real estate performed in January 2012.

Houston Real Estate Milestones in January
  • Volume of single-family home sales rose for the eighth consecutive month  (January sales of single-family homes climbed 9.2 percent versus one year earlier)
  • Single-family home rentals rose 15.3 percent year over year;
  • Townhouse/condominium rentals increased 15.6 percent since one year ago;
  • 5.7 months inventory of single-family homes is the lowest level since December 2009 and compares favorably to the national average of 7.2 months.


    Good news for Houston!  Compared with last year, more homes are selling and prices are moving up.  The number of rentals for homes and townhomes/condos are also significantly moving up.

    Oh no, how embarrassing!  Houston has reclaimed the title of "America's Fattest City"...again. Apparently, Houston has more fast food restaurants than any other city. (Source: March issue of Men's Fitness Magazine).
