People who are looking to buy a house that find themselves in a seller's market will need a stratagy for success. It can be said that in a seller's market the demand is greater than supply. This results in multiple offers for one house very quickly. While there are several factors at play to win the bid, one factor is finding a house and submitting an offer while offers are still accepted.    

 

A house posted to the Multiple Lising Service ("MLS") will get the greatest attention in the first few days and viewing houses on the weekend is most common. For this reason listing agents post to the MLS mid week. The Buyer's best stratagy then is to view houses on Thursday or Friday BEFORE the weekend. 

Once you have been pre-qualified for a mortgage and have your PreQual letter in hand, set a date with your real estate agent buyer specialist in advance. The day before your appointment pick out the new listings you want to see. Once on your showing tour be prepared to submit an offer the the same day. Rinse and repeat as needed.
