Condo Buyers Be Aware - Reviewing Financials is Critical

I thought this was an important article to share. Condo financing rules are slated to change next month, so that makes things even more difficult for communities with low owner-occupancy rates. Here are some things to consider when you are buying a condo:

Homebuyers contemplating purchasing a condominium should review a long list of documents and other information to make sure that the property they are considering is a solid buy in this challenging market.

BTW, it can often take 10 days to get the condo documents once you have made an offer. The seller must order them directly and pay for them up front. Please make sure your agent understands these timelines when writing your offer. As a buyer, you must evaluate this information ASAP to save yourself a lot of time and trouble. If the property is under-capitalized, you do not want to become legally and financially bound to this association.

It is a GREAT IDEA for sellers to order the resale documents when a condo is listed. You can have them updated for a nominal fee if the property doesn't sell right away. It will help you to get a strong offer on your property if you are able to disclose all the pertinent details up front.
