Ruth Ann's Realty U: Be a Stellar Seller, Tip 1

Today I started writing a series of observations and suggestions for Buyers, so I thought the same would be beneficial for Sellers. I am going to share my thoughts and suggestions on how to be a Stellar Seller.

 

In my humble opinion, it is much harder to be a seller than to be a buyer. When you buy, you can control the pace and make things happen according to your wants and needs, based on what you offer.

 

When you sell, it's something like blind dating. You get all dolled up and ready for the big date, but you have no idea who will be showing up or whether it will be a good match. Is the buyer interested? Is the buyer qualified? Does the buyer like your house better than all the others? The waiting is sheer torture for most people.

 

So, in order to increase your chances for success, you must be ready at all times. You never know when the right one is going to drive by or come through the door. This is 100% common sense, but it amazes me how many sellers need to be reminded. When your home is on the market for sale, make sure it is showing-ready all day, every day.

 

There are a few legitimate excuses for declining a showing, but the house being dirty is NOT one. People understand if you are packing. That's a good sign to a buyer, and perfectly acceptable. They can look past the clutter of packing, so don't worry a bit about that. I'm talking about messy kitchens, bathrooms, and bedrooms.

 

Always, always, always leave your home so that it can be shown while you are away. It doesn't have to be perfect, but you are the one who wants to sell, so you should be able to put away the dirty clothes and most of the toys, make the beds, and clean up the kitchen to at least a manageable degree every time you leave the house. It makes a huge difference in your chances for success, and it's one of the biggest factors that you can control. Help us help you! Stay tuned for more tips...
