In Texas, What is a Buyer’s Agent

In Texas, the Real Estate broker becomes the buyer’s agent by entering into an agreement to represent the buyer, usually through a written buyer representation agreement. A buyer’s agent can assist the owner but does not represent the owner and must place the interests of the buyer first. The owner should not tell a buyer’s agent anything the owner would not want the buyer to know because a buyer’s agent must disclose to the buyer any material information known to the agent.

You may ask, why do I need to be represented? Working with a real estate agents give you, the buyer, certain rights in Texas. When you sign a agreement with a real estate agent, he or she then works for you and has your best interest in mind. In Texas, you are not considered to be represented until you enter into an agreement with a real estate agent.  Not working with a Realtor® is like getting your plumber to do your taxes. For the most part, working with a buyers agent will not cost your anything. The seller of the property has already agreed to pay  the buyers agent in most cases.

After you sign an agreement with the Realtor®, he or she has the power to get the lowest price on the real estate you are trying to buy. This is the smart way to buy real estate in Texas. Use a buyers agent that is also a Realtor®.
