Selling Your Home On Your Own (For Sale by Owner) Showing Safety Guidelines

If you put a sign in your yard that says “For Sale By Owner,” this will give passersby a reason to ring your doorbell at any time of day with the hope of walking through your home.  If you make the decision to sell on your own, I advise that you put “SHOWINGS BY APPOINTMENT ONLY” on the sign, and follow through—do not let anyone in your home that you have not first vetted over the phone. 

When someone calls to see the home, get the caller’s name and phone number. Allow them to give you a time they will wish to come and view your home.  Then tell them you first need to check with your spouse, roommate or calendar and that you will call them back.  This is important because it gives you an opportunity to make sure the phone number they give you is valid.  When you return the call, mention that they will need identification at the time of showing.  Be cautious not to indicate in the conversations with potential buyers anything concerning your home schedule, including when the house would be empty or when you will be home alone.  Also, of course, do not reveal whether or not your home has a security system in place.\

Once you have an appointment it may be beneficial to notify a trusted neighbor so that they can keep watch and make sure everything is safe.  If you are particularly concerned, you can have your neighbor call while you are showing the house.  At the time of the call, be sure to indicate to your neighbor by code word/phrase whether or not you feel safe in your home. Before the potential buyers arrive remove all valuables, guns, collectibles, silverware, and jewelry from sight.  And be sure not to wear a lot of expensive jewelry while showing your home.

Keep a log with identifying information from each individual that you will collect once they arrive (such as driver’s license number, address phone number, car make and model and tag number).  It is proper at this time to let them know this is for your safety and the safety of anyone who may live in your home.  Do not let anyone in your home that would refuse you this information.  If the viewer claims to be a REALTOR® get their card and call the office number on the card before proceeding. Stay with them while they are viewing your home and never leave them alone.

If you make flyers or advertise your home online don’t give any information that would breach your security and safety.

Always remember to keep alert, trust your instincts, and that your safety and the safety of those in the home are paramount.
