Have you taken a look at your 2014 property-tax appraisal yet? 

If not, now would be a good time to do it – you only have until the end of this month (May) to file a request for protest!

Texas law allows a property owner the opportunity to protest their appraised value.  You can do that in one of three ways: 1) schedule a formal protest meeting with your central appraisal district; 2) file a formal protest online (if your district offers that capability); or 3) go in person now and protest 

It is really easy to protest your taxes, yourself.

If you used a good Realtor when you purchased your Home, he/she will be happy to provide you with a CMA of recent sales which are similar in size, or you can email me. 

The protest period for Fort Bend County runs from May 1st to Midnight May 31. 

Just fill out the notice of protest, take the list of comparable sales in your neighborhood with your appraisal form and take your case to the Fort Bend office located at

2801 FM 2218 in Rosenberg, or go to www.fbcad.org to protest online.

I highly recommend that you do use a real estate agent who will be working for and representing your interests when buying new construction. 

The builder's sales person will not volunteer items that will hurt the builders interest. They are WORKING EXCLUSIVELY FOR THE BUILDER. The building process can take up to 9 months or more to complete your new home. During this time, I will interface with the builder and and assist you in monitoring the construction progress to make sure that you are getting what you pay for. You may not think you need an inspection in a brand new home. However, in my experience, more problems are found in new construction than in most 20-year-old homes! A lot of buyers just think that, since their home comes with a one year warranty, that they will just wait to see if anything goes wrong. I highly recommend having 3 third party inspections done, 1st before pouring the slap, 2nd before Sheetrock and third at the end 4 days before closing. These inspection are beyond building code. 

When the home is completed the sale cannot close unless you sign off on the final inspection. Builders will often pressure a buyer to "hurry up and close the sale", in order to get their money. As your Realtor, I will make sure that you are COMPLETELY satisfied with your new home before you complete he contract. All commissions are paid by the seller (builder). There is no cost to you to have an Agent working for you. I can assist you in your choices and give advice on what is best for resale. For example: desirable floor plan, color choices, location, lot characteristics, upgrades and more. This alone will greatly improve your chances of a more profitable and quicker sale when it comes time to sell that home in the future.  

Many buyers do not consider the value of other homes in the neighborhood when building, or buying that 'close out' builder home. You do not want to be the one that paid $75K more for a home in a subdivision then all other existing home sales. I see this happen all too often, and it will be a big issue when you need to sell.  A future buyer of your home will not pay $75K more then the rest of the neighborhood just because you did.  I will research and review with you the value of other homes in that subdivision and surrounding areas.  This is a huge investment for you, let me help.

There are 2 different rent types in Commercial renting. NNN and Gross rent. NNN and Gross are terms used to describe the way that expenses for a property are split between landlords and tenants
In a NNN lease, the tenant (person leasing the property) is liable for the taxes, insurance, and CAM (Common Area Maintenance) expenses.
In a Gross Lease, the tenant pays a fixed amount of rent to the Landlord and has no other expenses to pay.

What do you need to know, getting a Investment Loan:

You must have 20% down.  The max # of financed properties cannot exceed four.  Must have two housing payments in cash reserve for each [property;

5.25% with 1% loan origination fee. 

Appraisal

·         Field Review Must be Provided on Investment Property Refinance Transactions – LTV/CLTV ? 70% or Follow the Investor’s Appraisal Requirements, if More Restrictive (except when the AUS requires, and the investor allows, a PIW/PIA or an inspection report instead of an appraisal report)

·         Appraiser Must Provide an acceptable Comparable Rent Schedule and an Income Operating Statement (regardless of DU/LP findings/requirements)

Miscellaneous

·         File Must Contain Proof of 6 Months Rent Loss Insurance, if Using Rental Income to Offset the Mortgage Payment on That Property

Notes:

1.     *If most recent 2 years tax returns do not verify a 2-year landlord history for the borrower(s), rental income cannot be used for qualification purposes.

2.     The borrower can own no more than 4 financed 1-4 unit residential properties (including their primary residence and the subject property).

NO FLIPS.  Loan is ineligible if seller was not in title for a minimum of 90 days prior to executed sales contract date

I am happy to announce that i passed my Texas Real Estate Broker's License.

So you ask yourself what is a Broker' License:....
  A broker is also licensed by the state.  Usually, a Realtor takes a large course load of classes to become a broker, including Real Estate Law, Brokerage Management, and Business Management.  Brokers in Texas are required to have at least 4 years of experience as a full-time salesperson/agent, An applicant must demonstrate not less than 3600 points of qualifying practical experience, 270 classroom hours of Core Real estate Courses and an additional 630 classroom hours Real estate Courses.  Brokers also have to pass another exam, this time with higher qualifying scores.  Brokers can manage a real estate brokerage or work as Broker's associates in a Office.
