Well you made need to search a recycle bin, but get your hands on yesterday's Chronicle as it had a special Real Estate report in the business section that was very informative. I have been trying valiantly to search chron.com to find the stories to post a link but have come up empty. If anyone can find a link - please send it along to me to share.
The report gives a neighborhood, by neighborhood insight on housing and pricing changes. It also goes on to share a variety of articles and that buyers are out there but cautious. Home prices in the area have held steady and have not dropped drastically as in other areas.
The trends I see in my particular area of Clear Lake are:
*Home sellers believing HGTV that you can recover every improvement you put into your
home and overpricing their homes when they list. Remember it's not so much what you feel your home is worth, but what a buyer is willing to pay
*Some home buyers wanting to get a "deal" more than they want to buy a home
*Homes that are priced well, updated and move-in ready receiving contracts within the first 30 days
The take away - find a Realtor who will speak truthfully to you about the market and not just listen to what you want to hear. Ask for figures to your particular market and ignore what you are hearing about "national" Real Estate issues. Be informed.
