Inventory of single family homes in West University/Southside Place dropped 22.5% since July 2009 while single family home sales increased 24.6% in the third quarter compared to third quarter 2008. This is a sign of continuing improvement in this community. The increase in sales occurred for homes priced under $1 million. While homes priced over $1 million sold better than the first half of 2009, they still lagged 2008. I expect West University/Southsidde Place will show substantial improvement in the fourth quarter compared to 2008. Details of the third quarter comparison are shown below.
