Am I better off selling my home now or later?  The answer to that question is it depends on two things: first, do you need to sell now and second, what is the statistics for your neighborhood?  If you must sell now then my advice is to stage your home and price it right.  If you don't have to sell, here are some issues to consider before you make a decision:

1. How well  is the market in your neighborhood doing compared to other areas?
2. How many homes are currently active, pending or have been sold in the last six months?  
3. W
hat is the average number of days homes have stayed on the market and the list price per square foot for the homes that have sold?
4.
What is the average list price compared to the average sold price?
5. Were the homes sold foreclosures, short sales or regular listings?


If the market in your neighborhood has remained fairly stable and inventory is low that means homes are moving quickly.  Then you should consider selling now.  If  however there are more houses for sale than there are buyers and houses are sitting on the market for months or selling for substantially less than the list price, then wait before you sell.  Additionally, if your neighborhood has been affected by too many foreclosures and short sales then it will have a significant impact on your property value.  The market will change over time.  Currently, it's a buyers' market.  Demand for houses typically picks up in the spring; so take a look at the numbers and then decide.
