Can a non-permanent resident alien buy a house? Non-permanent Resident Aliens who have lawful residency in the United States can purchase homes and are eligible to take advantage of the same LTV ratios and products on all loan and property types as other borrowers. They must meet the standard underwriting guidelines for the loan program. Additionally, borrowers must have valid social security numbers, work authorizations and VISA’s. All non-permanent resident aliens must provide evidence of an unexpired, valid, acceptable visa. The following are acceptable visa types:
A Series (A-1, A-2, and A-3)
E-1, Treaty Trader
G Series (G-1, G-2, G-3, G-4, and G-5)
H-1, Temporary Worker
L-1 Intra-company Transferee
TN, NAFTA Visa
TC, NA Visa
A two year employment history with no gaps must be verified. Gaps greater than 30 days require a written explanation from the borrower. The 2 years employment history must be in the same line of work. A 4506T (transcripts of your tax returns) will be processed for the most recent 2 years.
Borrowers without valid social security numbers, work authorizations and VISA’s or borrowers with just a taxpayer identification number (TIN) are ineligible for financing.
