Are Prices Going Up Or Down in Houston?

Have you ever tried to predict the market? It is not an easy task, isn't it?

Our Real Estate market here in Houston is one of the best in the country as the market as a whole has held much better than those of other states, even for cities in our own state.

How do we know that? If you look at the graph above for from January 2006 to February 2011, you will notice the orange (12 months-average-prices) and the red (12 months-median-prices) trends. Next to each line there is the actual recorded value for that specific time of the year (thin lines). The 12 months-averages help us understand the trend for the last 12 months, and the thin actual prices help us study the strenght of the market at that particular time of the year.

The median prices are considered to reflect a Real Estate market more accurately than the averages prices as average prices can be impacted by the sale of high end homes. Whereas, the median prices reflect the selling price at which half of the total number of homes have been sold below that price, and half have been sold above that price. 

You will also notice that the current 12 months-trend of our Houston market shows a sign of strenght as prices continue to show a tendency to go up slowly but surely.

We can safely estimate at this point that prices will continue to appreciate for the near future
. Therefore, if you are hesitating on the sidelines, you should consider to buy now when interest rates are still low, and prices do not display a tendency to go down.

If you look carefully at the average prices, you will notice that around January of every year the markets record the lowest average prices for the next 6 months. And this trend repeats itself regardless of the strenght of the market. What that means for you is, unless the market is going to collapse (like in 2008, unlikely for now), the beginning of February is the best time for you to buy your house.
