Single Moms & Downpayment Assistant Programs in Houston, TX

I just received a call from a sweet single mom who remembered my postings about downpayment assistance programs in the Houston area, and it dawned on me that the single moms are not only the best families that can make use of these programs but also the most likely to qualify for them.

One of the main limitations to qualify for these programs is income as many double-earner households make more than $87,170 which is the maximum household income to qualify for downpayment assistance in Brazoria County ($76,590 in Harris, Fort Bend and Montgomery counties). When you are a single mom, more than likely your income falls below this requirement.

The second requirement is decent credit. The minimum score that you need is 620, and this is not difficult to achieve if you have had timely payments in your financial obligations for the last 24 months. But, even if you have been on time only in the last 12 months, there are still chances you can get approved.

Thirdly, the maximum purchase price for this program is $289,125. If you don't have any major debts, an easy way to calculate how much you can afford is just by multiplying your annual income by three and that will give you a ball park amount for how much you can afford. For example, if your annual income is $52,000, you could afford a $156,000 home approximately.

There are other requirements of course but these two above are the main qualifiers that would give an indication whether or not you can qualify. Now, if you can meet these requirements. the state will provide you a 5% of your loan amount which is enough to cover your downpayment.

As of today, there is still plenty of money on the state's funds to help you buy your own piece of the american dream. When you buy a home, you are  not only building your financial wealth but your children will feel more secure, and you will imprint on them the value of hard work and financial responsibility. One day in the future, they will try to do the same for their children.
