According to the Texas Real Estate promulgated contract, TREC 20-8, dated 06-30-08, the Seller's Expenses may include all or some of:

Releases of existing liens, including prepayment penalties and recording fees;
Release of Seller's loan liability;
Tax statements or certificates;
Preparation of deed;
One-half of escrow fee;
Listing broker fees; and
Other expenses payable by Seller under the contract.
