Winter Home Selling Tips

January 19th, 2012

If you are trying to sell your home this winter, there are some things to keep in mind that will greatly help your property be more enticing during the cold, drab weather. It has been said that buyers who are looking at homes during December or January are usually very serious about buying. So, take these steps to make your showing more productive!

Provide Convenient Parking: No one wants to walk very far, especially in cold weather. Move extra vehicles out of the way so that the prospective buyers can park curbside or in the driveway.

Decorate For the Season: Help your home have a welcoming, cheerful look with appropriate decorations for Christmas or Valentine’s Day. Once the holiday passes, quickly remove them for a clean well-kept look.

Fight Back Odors: Homes tend to be stuffy in winter and odors can build up. Open windows from time to time to let the house air out. Use a room spray or pleasant smelling candle right before or during the showing. If pets are in the home, be sure to keep litter boxes and bedding clean to prevent strong odors.

Turn On the Lights: To keep the home cheery and inviting, turn on the lights in every room to lighten up those drab, cloudy days. Turn on all the lights — even in the closets and utility rooms. Make sure all bulbs are working, and have replacement bulbs on hand so they can be replaced immediately. Another good idea is to keep the lights on in the front rooms of the home all day, everyday so that it stands out to those who are driving by. Open blinds and drapes during the day to let in more light and to give an open feeling to the home.

Don’t Forget the Outdoors: Keeping a neat and well-maintained yard will make a great first impression to buyers. Keep walks and steps clear and swept.

Don’t Overheat: Keep the temperature around 65 degrees during showings to prevent buyers from feeling stuffy. Most people will likely be wearing coats or jackets as they walk through your house.

Keep Closets under Control: With extra clothing during the winter months, closets can become overcrowded and can be a turn-off to buyers. Keep coat closets neat, as well as bedroom closets. Make sure things aren’t spilling out or overstuffed.

Request Day Time Showings: During the winter months it gets darker earlier, so it’s best to show your home before 3 pm to take advantage of the best daylight hours.
