Today's post will be simple and more like a graphic novel. Just categories of what appears to not be acceptable anymore under the Historic Preservation Ordinance (HPO) in our historic Heights areas contrasted with photos of acceptable additions from the design guidelines that the the Historic Preservation Ordinance uses to make their determination of whether or not to grant a Certificate of Appropriateness (COA).

If someone thinks I have an erroneous example, please email me and cite the paragraph of the HPO that applies to the renovation and I will make the correction. Thanks in advance!
Please note, the HPO is more restrictive than the design guidelines adopted in December 2008, so some options shown in the design guidelines may no longer be allowed.
Reminder, Nov. 17th is the last day to turn in petitions.
The following homes are remodeled and could not be modified in this manner today. The camel-back additions are too far forward. These must start in the rear 50% of the original structure now, and go back, thus eating up the back yard. Some may also be in violation of the roof pitch requirement. Any addition must not have a roof pitch that deviates from the original roof pitch.
What will expanding a single story bungalow to 1.5 or 2 stories look like now?
Following are photos from the design guidelines showing the acceptable additions to single story homes that the HAHC is looking for in order to grant a COA. Notice how they are all pushed to the back thus occupying the back yard space.

In order to build the following homes today, they would have to be built on a lot larger than the typical 6600 sq. ft. lot that is 50x132. In addition, there won't be anymore front 2nd story balconies as they are not considered typical of the Houston Heights development time period.
