While the last few years have been tough, we are still lucky to be in the Heights area. My charts cover market data for Houston Heights, Norhill, Woodland Heights and most of Sunset Heights. Despite a decrease of more than 30% in the number of homes sold from 2007 to 2009, the average price per square foot remained constant in our area.
2010 brought not only a slight increase in the number of homes sold compared to 2009 (see chart above), it also delivered our first increase in the average price per square foot since 2007 (see chart below).
We are hoping/expecting 2011 brings as healthy a year as 2010, if not slightly better. December of 2010 witnessed an unusual amount of housing sale activity in our area. Normally a slower month for closed sales, there was a definite spike last year. January appears to be continuing that trend as the phones have been busy and open houses on the weekends this year have been very active. You will also notice in the chart below how the IRS Homebuyer Credit moved activity up earlier in the year in 2010 as compared to previous years.
