Newest Update Regarding Exxon's Potential Relocation to the Area....

Interesting Stuff!  I think this will be great news for the Houston Real Estate market north of the beltway!

"ExxonMobil is the world’s largest publicly traded international oil and gas company. Currently, ExxonMobil is evaluating a financial analysis on office consolidation and relocation.

One of the areas of consideration is a tract of land located in North Harris County west of I-45 and the Hardy Toll Road, said ExxonMobil media spokesperson Alan Jeffers. Incidentally, ExxonMobil already owns the land.

“Basically, all options are on the table,” Jeffers said. “The site has potential for new office buildings. Depending on the conclusions of the study later this year, we’ll know more.”

Jeffers said the options range from consolidating several of the company’s offices to a central main-campus facility, including the possibility of a worldwide headquarters. Then, there is still the possibility that no action will be taken at all.

Jeffers said there have been crews onsite doing some basic work as part of the evaluation process.

If ExxonMobil does choose to develop a site in this location, like the gravitational pull of the sun, others will orbit.

Incidentally, next door to the site ExxonMobil is evaluating, CDC Houston Inc. announced last October plans for a residential and commercial development project, Springwoods Village.

Media spokesperson for CDC Houston Molly Smith said she was unable to comment on any connection to ExxonMobil.

Smith described the project as a master-planned community not unlike The Woodlands.

The 2011 Springwoods Village press release kit said the following:

“Springwoods Village is a new 1,800-acre mixed-use community in North Harris County anchored by a planned corporate campus. Designed for sustainability, the community will serve a population of up to 50,000 workers and residents while providing diverse housing options and amenities such as shopping, dining, schools, civic facilities and outdoor recreation within close proximity.

“Springwoods Village is located approximately 30 miles north of downtown Houston. The site will be connected to the Spring Creek Greenway and is a short drive to The Woodlands and Bush International Airport. Bordering the east side of the property, I-45 provides convenient access to The Woodlands and downtown Houston.

“The Grand Parkway and a new Springwoods Village interchange are planned on the southern edge of the property to provide access to communities and destinations either west or east of the site.

“Finally, Spring Creek creates a nearly two-mile-long natural open space border that is slated to become part of the Spring Creek Greenway, Houston’s premier regional greenway system, ‘providing access to 33 miles of trails, recreation and natural ecosystems for the Springwoods Village community.’”

The following was presented under the FAQ section of the press kit:

“Q. What is ExxonMobil’s role in the development of this land?”

“A. We cannot comment on questions regarding ExxonMobil’s business operations. All questions pertaining to ExxonMobil should be directed to their communications staff.”

CDC Houston completed land purchases and property studies in 2010. The initial groundwork and infrastructure is currently being designed and the first phase of construction is scheduled for 2011."
