On any given day you will find me juggling my two girls, real estate, and my home & personal life.  Sometimes those days are filled with buyer showings, gymnastics, and errands while other days are filled with changing diapers, listing homes, processing paperwork, making flyers, and then pulling something together for dinner.  Thank goodness for Chilis takeout or 3 ingredient spaghetti on some days laughing!

The two constants in my life are family & real estate and its safe to say that I'm doing them both about 24 hours a day.  With family its a given - love is very apparent but in regards to real estate....I always say that you have to love it to do it and so thats why its not hard for me to do it 24 hours a day.  I enjoy it and therefore its much less like a job and much more like second nature. 

When your looking for a Realtor to assist you in buying or selling...whether you PICK ME or not, please just do yourself a favor and work with someone who enjoys the business.  Would you want a doctor performing a procedure that they didn't want to perform??? 

My goals are simple:  Assist you in selling your house and/or asssisting your in finding a home!  I try to do both of those in the most efficient way possible as to eleviate any burden on your part.  You have family, careers, and personal lives....leave the real estate up to me.

Trader Joe’s Is Now Looking To Open Stores in Houston

 You heard that right. The Dallas Morning News is announcing that private-label grocer Trader Joe’s plans to open 30 10 stores in Texas and is now actively scouting sites. The California-based chain is reportedly “looking at multiple locations in Dallas, Houston and Austin.” The first store would likely open in Dallas, within the year. [Dallas Morning News]

Their Story

It all started in the 50s... Would you believe we started out as a small chain of convenience stores? It's true. Way back in 1958. We were called Pronto Markets. In '67, our founder, the original Trader Joe, changed our name (yes, to Trader Joe's) and the way we do business.

We made the stores bigger (if you can imagine), decked the walls with cedar planks and donned our crew in cool Hawaiian shirts. Most importantly, we started putting innovative, hard-to-find, great-tasting foods in the "Trader Joe's" name. That cut our costs and saved you money. Still does.

And that's important, because "Value" is a concept we take very seriously. And by value we mean great everyday prices on all of our great products — no sales, no gimmicks, no clubs to join, no special cards to swipe... How do we do it?

  • We buy direct from suppliers whenever possible, we bargain hard to get the best price, and then pass the savings on to you.
  • If an item doesn't pull its weight in our stores, it goes away to gangway for something else.
  • We buy in volume and contract early to get the best prices.
  • Most grocers charge their suppliers fees for putting an item on the shelf. This results in higher prices... so we don't do it.
  • We keep our costs low — because every penny we save is a penny you save.

It's not complicated. We just focus on what matters — great food + great prices = Value.

Okay, we skipped over a few milestones, but you can catch them in the Trader Joe's Timeline. It's a trip.

The Houston Chronicle Ask...and I answered.  You might have seen this article in the newspaper on April 7th.

Q. How much value does having a swimming pool add to a home?  Or does it add any value at all?

Like everything else real estate related  this is something that will vary by individual micro market.  The Houston area has 25+ micro markets including; The Woodlands, Kingwood, Cypress, Katy, Pearland, Galleria, Downtown, Memorial, etc.  In The Woodlands you can usually get $25,000-$30,000 more if the property has a pool.   Current trends tell me that homes in The Woodlands between   2000-2500 sq. ft. are listed for an average of $111 with a pool and $94 without a pool.  The trend also tells me that homes in The Woodlands between  2500-4000 sq. ft. are listed for an average of $123 with a pool and $116 without a pool.

Of course the value a pool brings to the home is usually half or even less than half of what is spent on the pool so I would never recommend a seller put in a pool just prior to selling and buying a home that already has a pool is going to be the best deal for a buyer.

So to answer your question, yes it does add value but the value will vary between each micro market within the Houston metropolitan area and the micro markets within those markets that have varying prices & sizes of homes.    Katie Cooper

Interesting Stuff!  I think this will be great news for the Houston Real Estate market north of the beltway!

"ExxonMobil is the world’s largest publicly traded international oil and gas company. Currently, ExxonMobil is evaluating a financial analysis on office consolidation and relocation.

One of the areas of consideration is a tract of land located in North Harris County west of I-45 and the Hardy Toll Road, said ExxonMobil media spokesperson Alan Jeffers. Incidentally, ExxonMobil already owns the land.

“Basically, all options are on the table,” Jeffers said. “The site has potential for new office buildings. Depending on the conclusions of the study later this year, we’ll know more.”

Jeffers said the options range from consolidating several of the company’s offices to a central main-campus facility, including the possibility of a worldwide headquarters. Then, there is still the possibility that no action will be taken at all.

Jeffers said there have been crews onsite doing some basic work as part of the evaluation process.

If ExxonMobil does choose to develop a site in this location, like the gravitational pull of the sun, others will orbit.

Incidentally, next door to the site ExxonMobil is evaluating, CDC Houston Inc. announced last October plans for a residential and commercial development project, Springwoods Village.

Media spokesperson for CDC Houston Molly Smith said she was unable to comment on any connection to ExxonMobil.

Smith described the project as a master-planned community not unlike The Woodlands.

The 2011 Springwoods Village press release kit said the following:

“Springwoods Village is a new 1,800-acre mixed-use community in North Harris County anchored by a planned corporate campus. Designed for sustainability, the community will serve a population of up to 50,000 workers and residents while providing diverse housing options and amenities such as shopping, dining, schools, civic facilities and outdoor recreation within close proximity.

“Springwoods Village is located approximately 30 miles north of downtown Houston. The site will be connected to the Spring Creek Greenway and is a short drive to The Woodlands and Bush International Airport. Bordering the east side of the property, I-45 provides convenient access to The Woodlands and downtown Houston.

“The Grand Parkway and a new Springwoods Village interchange are planned on the southern edge of the property to provide access to communities and destinations either west or east of the site.

“Finally, Spring Creek creates a nearly two-mile-long natural open space border that is slated to become part of the Spring Creek Greenway, Houston’s premier regional greenway system, ‘providing access to 33 miles of trails, recreation and natural ecosystems for the Springwoods Village community.’”

The following was presented under the FAQ section of the press kit:

“Q. What is ExxonMobil’s role in the development of this land?”

“A. We cannot comment on questions regarding ExxonMobil’s business operations. All questions pertaining to ExxonMobil should be directed to their communications staff.”

CDC Houston completed land purchases and property studies in 2010. The initial groundwork and infrastructure is currently being designed and the first phase of construction is scheduled for 2011."

Buy or sell at The Woodlands Spring Flea Market

The Woodlands Spring Flea Market will be held on Saturday, March 26, 2011, from 7 to 10 a.m., in the Town Center Parking Garage. The garage is located at the southwest corner of Six Pines Drive and Lake Robbins Drive, adjacent to The Cynthia Woods Mitchell Pavilion.

Tickets for booth spaces will go on sale Saturday, March 5, 2011, from 8:30 a.m. to noon, near Randall’s Supermarket in the Panther Creek Shopping Center. Any booth tickets remaining after that date will be available at The Woodlands Township Service Center, 2201 Lake Woodlands Drive, directly across the street from The Woodlands United Methodist Church.

The flea market is a cooperative event with all The Woodlands’ villages participating. A small fee is charged to the sellers to defer flea market expenses. There is no fee for buyers. Any proceeds over cost are funneled back into the community in the form of scholarships, grants and other village association projects.

The Woodlands covenants and deed restrictions do not permit garage sales on residential properties. The flea market provides a means for The Woodlands residents to sell unwanted household goods. Bargain hunters who buy pre-owned items keep them out of the landfill and lessen their impact on the environment. Buying “recycled” products also preserves the natural resources that are used in the manufacturing of these items.
