Beginning April 1, the Federal Housing Administration, which is the largest insurer of low-down payment mortgages, will raise the up-front insurance premium it charges borrowers by 75 basis points to 1.75% of the base loan amount. In addition, annual insurance premiums will go up 0.1 percentage point for loans under $625,500 and 0.35 points for loans that exceed that amount.

Upfront premiums (UFMIP) will also increase by 0.75 percent.  The old Annual Mortgage Insurance Premium was 1.15% the new AMIP will be 1.25% (this is the FHA monthly insurance cost)  The old Upfront Mortgage Insurance Premium was 1% of the loan amount, it will not be increased to 1.75% of the loan amount. ( This upfront premium is typically wrapped back into the requested loan amount and financed, this will still be allowed by FHA).

What does this mean for buyers?

- Increase in the up-front closing costs.

- Increase in the amounts of monthly payments 

As they said, we'll have to wait to see the effects of the increase.

To me, with interest rates at or near historic lows, buyers should not pass up the opportunity to become homeowners.

In the 1820s, before Texas became a Republic, Moses Austin was granted by the Spanish government the authority to settled 300 families in the valleys of the Brazos and Colorado rivers. He couldn't accomplish that goal, but his son, Stephen F. Austin fulfill his father's dream. Randolph Foster was one of the men who settled into this land (300 slots, each one over 4000 acres)

Mr. Foster land spread across Fort Bend and Waller counties.

Foster's daughter married Thomas Blakeley, who became sheriff of Fort Bend county. Their son, Basset Blakeley owned 15,000 acres and 14,000 head of Brahman cattle, along with his grandfather's land.

In 1937, Thomas sold his working ranch to William Wheless, who convinced four of his friend to become his partners at the ranch.And basically, taking Cinco from Spanish they called the ranch, Cinco Ranch. The Wheless were the only family that lived on the ranch, the others families visited the ranch during holidays and weekends.

The four friends were: J.S. Abercrombie, W.B. Pryron, H.G Nelms and L.M. Josey all wealthy from oil..

In 1984, the largest raw land transaction in the history of Houston took place when Cinco Ranch Venture(U.S. Home, the Misher Corporation and American General Corporation) purchased Cinco Ranch to develop a 5,000 acre master plan development. American General eventually bought out the other partners. Terrabrook bought American General in 1997, and Newland Communities bought Terrabrook in 2003. They also purchased 1,828 acres west of Grand Parkway and contiguous to Cinco Ranch to an approx. 7,600 acres.

As today, Cinco Ranch is an amazing master- planned community featuring a range of housing prices and styles, an array of amenities, and multiple non-residential land uses (such as commercial, hotels, and educational facilities) offering residents an attractive and convenient environment in which to live, work, and play.

>According to a Rice University comparison of the 2000 and 2010 U.S. Census numbers, Houston is the fastest-growing metro area, adding more than 1.2 million people during the 10-year period. Dallas came in second with roughly 20,000 fewer people, and Atlanta was third with 1 million.

New York, Los Angeles and Chicago are still America’s largest metropolitan areas, but none of the nation’s 366 metropolitan areas added more people during the past decade than Houston, according to the Kinder Institute for Urban Research study.

From a Rice University news release:

“Houston’s growth represents more people than the population growth in the New York and Chicago metropolitan areas combined during the past decade,” said Michael Emerson, co-director of the Kinder Institute. “Houston’s growth alone accounts for more people than the nation’s 14 smallest metropolitan areas combined. It is more than the number of people who live in the Buffalo metropolitan area, and more than in the New Orleans metropolitan area — and it is more than the number of people in 322 of the nation’s 366 metropolitan areas.”

While 42 of the nation’s metropolitan areas actually lost population, Emerson said, Houston capitalized on its closeness to Latin America, its emergence as a major destination for immigrants from around the world, the area’s pro-business policies, low cost of living, significant job growth and location in the fastest-growing state in the nation. …

The trend of U.S. population growth being concentrated in the South and the Southwest — which has been true for several decades — continues and, if anything, is intensifying, Emerson said. Of the 15 metropolitan areas that added the most people, only New York (No. 7) and Seattle (No. 15) are not in the South or the Southwest.

“A significant portion of the population growth in these Southern and Southwestern metropolitan areas is not due to the relocation of Americans from colder climates but to the influx of immigrants moving directly into these Southern and Southwestern metropolitan areas,” Emerson said. “This is the secret of Houston’s phenomenal growth over the past decade. It comes not primarily from relocating or retiring Americans but from first-generation immigrants and from their children born in Houston.”

Easy outdoor staging tips to make the right first impression


One of the fastest growing real estate considerations in America today is something called "staging" your house, meaning furnishing, decorating, outdoor clean-ups and ultimately arranging homes in such a way to attract increased buyer interest.

A recent national survey indicated that staged homes sold on average in 13.8 days, while non-staged homes sold in 30.9 days. Because your home is competing with other nearby comparable listings, staging your home is important for getting the best price when you sell. Here are some outdoor staging tips to optimize your curb appeal, give you a competitive edge vs other homes for sale in your area, and sell your home quickly.

  • Ensure your flowerbeds are turned, weed free, and properly edged. All hedges should be evenly trimmed and the lawn regularly maintained. It’s a clear indication that you are a conscientious homeowner and that you value your home’s appearance. If you’re not into gardening, paying for a quick landscaping job might be well worth the investment.
  • Check to make sure all outdoor lighting is in good working order. Consider leaving them on slightly longer than normal to encourage potential ‘drive-by’ viewings from interested buyers during the evening hours.
  • Ensure your front entryway is presentable. A great exterior accent piece is a freshly painted front door, which, when combined with a few seasonal potted plants, will create a more welcoming entranceway for prospective buyers.
  • Polish the front doorknob or handle and replace a dented or tarnished mailbox. Make sure your home address numbers can be easily seen from the street to facilitate potential viewings.
  • Check if your aluminum siding or brickwork needs washing or your gutters need cleaning. If dead leaves are spilling over from your eaves troughs, buyers tend to get a negative impression.
  • If you have a wood deck, make sure the stain or paint looks fresh.  Good-looking patio furniture will contribute to the look of the backyard.  If yours looks slightly run down, consider purchasing a new set – something you can take with you when you move.
  • Clean up yard clutter and put away the kids’ outdoor toys to help enhance the size of your yard.
  • Ask your Better Homes and Gardens® Real Estate agent to review the outdoor space and make suggestions that will enhance your home’s appearance.

It's time again for La Centerra's July 4th BIG Backyard Barbecue.

The Independence Day tradition kicks off Monday, July 4 at 5:30 p.m. with a tasty blend of Texas country, Southern rock and boogie-woogie blues served up by Houston-area recording artists Mike Amabile and Run Over Twice, as well as Outlaw Lynn and Who’s Drivin¿.

The Independence Day fireworks display by Pyrotecnic will start at 9:30 p.m..

Guests are invited to visit the Patriotic Outpost presented by the Katy Area Veterans of Foreign War (VFW), Post 9182, and stock up on all things red, white and blue. Proceeds benefit Katy Area VFW programs for active and retired military personnel and their families. While there, say “thank you” to a soldier by signing one of the banners on display. Banners will be presented to area VA hospitals.

Joining the 2011 celebration is Vets Journey Home. Visit with representatives to learn more about the unique weekend programs offered to veterans designed to help heal the emotional wounds of combat duty.

The Kids’ Zone is back by popular demand. Located behind Fish City Grill and Kenzo Sushi Bistro, Pump It Up will host the children’s play area. Little ones can enjoy the “Red, White and Bounce” inflatables, hang out with colorful clowns and face painters, and find their inner artist at the KVPAC Community Canvas. Upon completion, the cooperative painting will be donated to the Katy Area VFW and auctioned at a future event.
