Realistically, the majority of fixer-uppers are in complete disrepair, meaning that it will cost you more to “fix it up” than to purchase a home in move-in condition. However, if you are serious about buying a sound fixer-upper, let me give you a few tips on finding a sound fixer upper:

- Look in neighborhoods with resale potential
- Try to find a home that has been listed for sale for several months
- Always estimate your fix up costs before buying
- Avoid homes requiring structural improvements
- Avoid major additions, such as adding a family room or bedroom

The industry standard rule of thumb is to buy a fixer-upper for at least 20 to 30 percent below its “fixed-up” market value. It’s important to avoid both under-improving and over-improving a fixer-upper; in either situation you will not realize a good return on your investment.

If your seller currently has a VA loan on their home, advertise it (not just in financing available section)  so me and other Realtors will know that loan can be assumed.  If the seller is in a tough situation this is good to know because it can attract more buyers and investors.  VA Loans are assumable at the same interest rate, HIGHLIGHT> any loan that was originated before March 1, 1988 can be assumed without any qualification. VA Loans can be assumed by veterans or non veterans, occupants or non occupants  A seller can use various creative financing techniques to sell their home such as  no discount points, no low appraisal, appraisal requirements, can close in days instead of weeks or months, can be sold on installment sales without VA or lender's permission as long as the title does not change hands and the veteran remains liable.

You may have some things around your house that you need to get rid of, but you need to make sure they're disposed of properly, and don't end up in the wrong hands.

Bank statements, old tax documents, maybe receipts you've been meaning to throw away -- what do you have lying around with personal information on it? The city of Houston wants to help you get rid of all those sensitive documents safely. You can do this for free.

Any sensitive documents containing personal information such as your Social Security number, your birthday, employer information, bills and even pre-approved credit card applications shouldn't be just thrown in the trash. The mayor's office is spearheading this initiative, with the help of Data Shredding Services of Texas, to keep your important and personal information out of the hands of criminals.

The service is free, anonymous and open to all. All tablets, capsules and solid dosage forms will be collected.

1. Develop a budget..STOP ALL CREDIT TRANSACTIONS NOW! Hide or destroy all credit cards now and focus on creating an emergency cash fund. Saving as little as $15 a week can make a huge difference. Make coffee at home stop your gourmet coffee stops, take you lunch to work avoid "going to the local fast food joint", rent a movie instead of going to one, go to the salon once a month instead of twice a month, etc... Learn to live off of 85% of your income instead of 110% of your income, you will be amazed that you can. Stop using credit cards for non emergencies and then you will be able to manage your inflow of cash and more importantly your outflow of cash.
2. Contact your creditors, they are standing by. Ask for a lower interest rate, most of the time they will have one if you have been paying on time and been a customer for a while. Ask for a settlement (note, if they agree to a settlement they would want it paid off in 2 to 4 payments) but the debt can be reduced as much as 30-40%. Then they will send a settlement letter to each of the credit bureaus.
3. Consolidate your debt (I did) and my stress level was reduced by 50%. Some of my creditors once notified I consolidated my debt offered me a ZERO percent interest rate and a lower monthly payment...WOW!
4. Avoid bankruptcy if you can because of the long lasting effects. Bankruptcy can make it difficult to attain a job, life insurance, and future credit. Chapter 13 and Chapter 7 bankruptcy allows you to keep property that you would otherwise lose BUT pay off a default amount for 3-5 years. Chapter 7 liquidates all of your assets that are not exempt. Property is turned over to creditors or SOLD by the court. WOW!

When considering calling a Realtor to help you locate a rental  home you will need to be willing to coorporate to make the experience a smooth and pleasant one

It is good to
Have
at least one month's deposit (usually equal to the price range you are looking in) available to show proof that you are ready, willing, and able to move ;-)

Willing to fill out a completed lease application (only 4 pages)

Willing to sign a Buyer/Representation Agreement with the Realtor even if it is for 1 day  (it is an agreement to exclusively work with that particular Realtor)

Willing to pull your Free Credit Report with the scores for the Realtor to review or give the Realtor or agency permission to pull it.

Good  rental history for the past 2 years.

Earning at least 2.5 to 3 times the rent you are willing to pay. For example, if you are looking to rent a 3 bedroom home with a 2 bath with a garage in a nice community for $1300 a month, your family need to earn at least $3500-3900 per month.

Once you locate a home of your interest application fees can run between $25-50 dollars per person over 18 years old.

If you have a criminal background, please let the Realtor know upfront so they will be prepared to discuss it with landlords before previewing a property.
