Here an Agent - There An Agent - Everywhere An Agent....Buyers Need Only One Agent

Did you know it basically costs you nothing to be represented by a REALTOR® when purchasing a home?  

Did you know that a REALTOR® can even negotiate with new home builders to get you discounts on a new home? 

Did you know that not all real estate agents are REALTORS®?

A REALTOR is bound by the Texas Real Estate Commission's Code of Ethics requiring an agent to "put their client's best interests above all others".  When a home is listed by a seller, the listing agent represents the seller - not you!  

Consider the advantages of having a REALTOR® represent you.  Here are just some the basic things your REALTOR® can do for you:

1.   up an automatic search for homes that offer everything you are looking for;

2.  Notify you when such a home becomes available, so that you don’t miss an opportunity to see it before it is sold;

3.  Research communities and schools in the areas you are interested in;

4.  Schedule appointments to see homes at your convenience, taking into consideration travel time between appointments and length of tours;

5.  Obtain seller disclosures and facts regarding the property;

6.  Prepare market and property analyses;

7.  Research the market to ensure you make the appropriate offer the first time;

8.  Negotiate the price and terms you want;

9.  Determine discounts, upgrades and incentives currently available on new homes

10.  Help you find the best mortgage rate and terms;

11. Locate professionals for inspections, pest control, home security and home warranties;

12. Monitor the transaction to ensure the closing process progresses in a timely manner, avoiding delays in closing;

13. Ensure you get the property tax exemptions available to you.

Why waste time calling different agents each time you want to see a home, when your REALTOR® can handle everything, basically at no cost to you?  

All you have to do is to commit to your REALTOR® by signing a Buyer’s Representation Agreement so that he or she can be compensated for his/her time and efforts by the seller when you purchase a property.

I can't think of a better deal - can you?
