Home Buying-Must Have’s Versus “WANTS”
When searching for a new home you probably have a check list of all the things you are in search for in your dream home. Some of your MUST HAVE’S may be:
Location
Bedroom Count
Wood Floors
A Fireplace
A Pool
A Big Backyard
An Updated Kitchen
Etc……..
Though all these “Must Have’s” look great on paper and doable, often times your MUST HAVE list is not going to be completely fulfilled. This is the realistic reality of home buying. You may find the perfect home but it lacks something. For instance, those wood floors are not wood they are tile or that pool you wanted isn’t there.
Although it is great to have a list of MUST HAVE’S often times you will need to decide what’s most important and what can be done without or completed at a later date.
Let’s face it, our budgets will dictate what those HAVE’S will in fact MUST be. There are many things in real estate that cannot be changed or that can’t be easily changed. All these factors play a great deal in resale value of your home. For instance:
Lot Size
Lot Location
Area of Town
School District
That pool that you must have, can be built at a later date if the home is perfect in every other way. The updated kitchen may not be so updated just yet but if that home has every other feature you are in search for, consider updating the kitchen later.
