How Best To Negotiate In a Crazy Seller's Market...

The Harris county area is in the middle of a heated seller’s market. Unlike the “bubble” in California, Florida and Arizona, Texas and Harris County are expected to see slow, but strong appreciation with a safer equity position. I’ll explain my opinion on that later on in this post. reeling-in-fish

Negotiating in a seller’s market is frustrating…unless you’re the seller! Many homes are selling for more than full-price. Some homes can’t get offers and others are practically rotting on the market.  No matter the economy or real estate tempo real estate always comes down to local trends. Each neighborhood, zip code and school district offers its own unique set of values.

Many buyers mistake what it means to negotiate in a seller’s market. In a hot neighborhood you should expect to negotiate up, not down. Your offer needs to be as attractive as contractually possible.

 

 

Here’s a few tips:

1. Don’t just offer full-price. In some situations and price-ranges you can expect to pay more than list price – way more. If you want your offer to wipe the table clean of others you need to pony up the cash – period. A home that’s listed for 230k could get offers up to 250k or more.

2. Just say no to the free home warranty! Don’t ask for a home warranty from the seller!

3. Pay your own Owners Title Policy.

4. Offer to pay the sellers Escrow fee.

5. Ask the listing agent what closing date best suits the seller.

6. Offer a quick closing or even a lease back for the seller.

7. Pony up a larger than normal earnest money check and shorter option period.

8. Forget VA & FHA loans… unless you have to! Cash and conventional are where it’s at.

9. Submit your offer with ALL the other related documents so you can make it easier for the listing agent.

10. If you’re submitting your offer on a Thursday or Friday expect to offer even more! The weekend will yield more offers.
